Creative Marketing Techniques

Hey everyone!
I know there are a ton of us hanging out here, and I was wondering if we could share some ideas of marketing tips that have worked for us (and maybe some of those that have bombed!)

We had a great business planning clinic at our market center this week and so now I'm thinking down the lines of trying to create my strategy & plan for 2008.  Some of you do magazines...how do you like them?  Direct mail...does it work for you?  Farming...are your crops producing?  Do you mainly deal with mets or non-mets? 

For me, I know that I prefer to work with people that I have met.  I like to build relationships with people and work off recommendations to friends and associates.  But what about you?  I look forward to hearing what everyone has to say!  Let's make this a great resource blog for future use.

Hi Kristin, My favorite farming is by calling my sphere to rebuild my "Referral Directory" of preferred and recommended service providers. It becomes an endless connection. Print ads don't work anymore.<br>Liz -SEATTLE

I haven't really had any success with farming yet.  Most of my business has been referrals from friends and family members.  I emailed everyone I knew when I began the real estate career, and asked them to pass it on to their friends.  I remind them about once every 1-2 months so they do not forget me.  I also hand wrote everyone that was not on my email sphere and sent cards.  Those two things have been how I have gotten the majority of my business.  I have just recently started going to withdrawn and expired listings, and so far so good.  The internet and emails have been an awesome and "free" tool that I don't think I could ever do without. I keep in contact with my sphere, lenders and vendors.  I truly build relationships...  these people are or become my friends and this is my favorite approach.  <br><br>For meeting new people, I hang out on community blog sites and provide information from a real estate pro's point of view ;-).  I see so many people in the buying/selling process and they haven't thought it was the right time to bring an agent into the mix.

I know there is one that is a big hit for most of my clients.  In Colorado, the Denver Zoo offers "free" days every year.  Where everybody gets into the zoo free on certain days.  So, in the Spring and late summer I send out postcards w/ those dates.  I also do daylight savings.  <br><br>Brooke
